There’s been another big sale in Bellevue Hill, prompting one top agent to advise: ‘Anything half decent is flying off the handle!’
The latest big deal is 24 Bulkara Rd, which records show is owned by property developer Hua Chen, that sold prior to its auction scheduled for next Wednesday.
There’d been a guide of $24m-$25m but lead agent Jacob Hannon of Laing + Simmons Double Bay couldn’t reveal the sale price, though others suggested it was about $27m.

That’s a good result, though it had previously been on the market with other agents over the past two years with over-ambitious hopes as high as $35m.

The only home in the street to have gone higher than that is No. 57 Bulkara Rd, which was snapped up by F45 co-founder Rob Deutsch in the weeks after he married model Nicole Perso in December, 2022.
That fetched $37.5m, but was on a much larger block than this — 1286sqm compared with 794sqm for No.24.
The house has five bedrooms.
And SIX bathrooms.
Hannon said the combination of international and local interest was keeping the top-end of the Bellevue Hill market strong.
“Anything half decent is flying off the handle in Bellevue Hill,” he said.
“Though I still think Bulkara Rd is undervalued.”
Property records show No. 24 last traded for $4.15m in 2015 when an old bungalow was on the block.
Its replacement is a three-level, five-bedroom, six-bathroom residence with four-car garage described as a “world-class family residence” with city skyline views, private level gardens, pool and a sunny northerly aspect.
Other attractions included the home theatre, gym, infrared sauna and jacuzzi.
