One of Anzac Highway’s last true character homes could face the wrecking ball with its impending sale likely to see the Tudor-style residence developed into an apartment complex towering up to eight metres high.

It’s one of the last true character homes left standing on Anzac Highway.

But that could all soon change with the 90 year-old Tudor-style residence earmarked for redevelopment, unless a motivated buyer can be found to restore the property back to its former glory days.

Returning to the market only two years after its last sale, the property at 139 Anzac Highway, Kurralta Park is brimming with potential, according to selling agent Rupinder Singh of Harcourts St Peter, who expects the home could fetch offers over $1.5m.

He said the sale included already drawn up concept plans for either a townhouse or a five-storey unit development, making the listing an enticing offering for buyers.

“You could potentially go up to eight storey high apartments but my vendor wanted to do five storey, so those are the concept images for them,” Mr Singh said.

“The council is happy with the current plans and the concept that we have in place for the site but if someone wanted to do seven townhouses, the council would be happy with that as well.

“I also had some query to do a medical centre there…but there’s also potential to build a childcare facility or to turn the existing home into consulting rooms.”

Situated on a 860sq m block, the property comes with two street frontages of approximately 20.15m on Anzac highway and 42.67m on Selby Street.

Meanwhile, the 1936-built home is highly liveable, with four bedrooms, two bathrooms and both formal and informal living spaces.

Mr Singh said the property was currently leased until July 2024, with the tenants keen to extend their stay, pending a sale agreement.

“The house condition is actually quite bad…and you would need to spend (some money) to go, `okay, now I can generate a better income out of it’.

“There’s definitely potential there and I would love to see someone put in the work but so far, the majority of phone calls and emails have been from developers.”

Kurralta Park has a median house price of $740,000, according to PropTrack, with sale prices increasing by 10.3 per cent over the past quarter.Expression of Interest closes June 3 at 2pm.
